Contract Outline
Morden College engaged with Kiasu to undertake a full and comprehensive replacement of their heating assets at Ralph Perring Court, an assisted living facility operated by the college. The existing plant had far exceeded its intended lifecycle, exhibiting poor efficiency, obsolete parts, poor connectivity with existing controls, and was failing to meet the 24/7 demand that the site required.
Scope
- Decommission and remove old boilers and Building Management System (BMS)
- Removal of existing flue system from plant room to roof level
- Installation of new raised concrete plinth to mount new boilers and header kit
- Installation of 4x high efficiency condensing gas fired boilers, with pipe header connection kit
- Connection of new pipe header kit to existing pipework with boiler protection measures
- Installation of new common flue system
- Installation of 2x new boiler shunt pumps
- Installation of all new isolating valves in the plant room
- Replacement of UFH pump sets in the plant room
- Installation of new pressurisation unit, with safety circuit interlink.
- Installation of brand new BMS panel, with full plant room integration
- New electrical isolators to be installed
- Upgrade of light fittings to non‐corrosive battens
- Insulation of all new pipework
Solution
Kiasu employed 5 different trades on the contract, with a dedicated Site Supervisor/non-working Foreman (SSTS/CSCS qualified) overseeing the works. At any one time 4 to 8 operatives were working on site with a visiting Project Manager for further technical and safety compliance advice, as well as monitoring the design and client care process. To maintain continuity of heating for residents, a 750kw temporary mobile boiler was installed and commissioned onsite, and a 3-phase Distribution Board was used, fed from the electrical intake room, to supply power for mobile plant and pumps while the works were in progress. The new boiler was of UK manufacture, with a robust technical support team with readily available cost-effective spare parts and service kits. Procurement of materials and major plant was carried out in advance of works to ensure that lead times did not impact the project programme.
Programme Management
Programme labour levels were adjusted depending on progress against the construction phase programme. Regular client meetings informed labour resource allocations and mitigated the impact of any variations. For example, the BMS system was changed due to a widespread supply chain issue affecting raw materials and controllers, creating a sudden and lengthy lead time. We agreed to supply and install an alternative manufacturer’s system, which required the allocation of additional resource to carry out the install and ensure system compatibility, while preserving the programme schedule.
Training
Operatives were required to undertake additional training on the new BMS prior to installation to ensure testing and commissioning was conducted correctly. Toolbox talks were issued monthly outlining potential project risks or new client requirements. Following installation, client system training took place over a period of 4 days, and included seasonal controls. Regular client maintenance team training also took place during the installation stage and full O&M manuals were issued.
Innovation & Value
Our commercial boiler installers are highly skilled. In fact, the installation comprised a high-efficiency gas-fired boiler with new pump sets and control systems that enabled adjustment for changes in season and demand, creating long-term cost savings for the client. All installations were open protocol, ensuring freedom of choice for future maintenance providers.
Summary of Benefits
The client had increased visibility and control over the industrial heating systems, enabling seasonal adjustments through a user-friendly interface. The consistency of asset types across the portfolio and availability of parts and technical also reduced maintenance requirements. With a new system in place, the facility reduced its carbon emissions and the higher efficiency and lower levels of maintenance created significant long-term cost savings.
